The small, picturesque town of Deià, on the west coast of Mallorca, is one of the island’s prettiest towns. At the foot of a mountain, with views of the Mediterranean, it is surrounded by a landscape that is part of a UNESCO World Heritage Site. The town is built on a hill in a valley in the Tramuntana Mountain Range, which includes the stunning spots of Sa Foradada, Cala de Deià and the small village of Llucalcari. El Teix, Mallorca’s second highest mountain, stands over the valley. One of Deià’s most appealing features is its relaxed feel and its peaceful surroundings, making the town an ideal option for enjoying life in a unique natural setting. Strolling through Deià means walking through small cobbled streets, admiring the old stone houses, each different from the next, with their coloured shutters which, along with its fruit trees, palm trees, cypress trees and narrow streets, create one of the most scenic spots in Mallorca, basking in the charms of the island’s traditional architecture. Attracted by its tranquility and the outstanding beauty of its landscape, many artists, musicians and writers have chosen Deià as their place of residence since the 19th century, including the English writer Robert Graves (1895-1985).

In the wonderful setting of Deià a new dreamful development with 21 houses is being designed and constructed. Dreams in which the architectural, environmental and scenic elements combine to embody the history of a traditional, cultural and exclusive Mallorca, where the resident-user, in the (cottage - village) within the town, finds themselves in a unique

Unique, sizeable homes, are built using traditional Mallorquin techniques and materials. With a carefully planned interior, every home has its own special character. There are houses with 2 and 3 bedrooms. The size varies between 105 and 280 square meters and is distributed on up to 4 levels (2, 3 or 4 levels). Living rooms with a fireplace to create a welcoming atmosphere, gardens and terraces to enjoy the outdoors with family and friends, and warm, comfortable bedrooms in which to relax as a couple. Every corner is designed with the owner’s wellbeing in mind.

Entrance to the complex

The entrance is welcoming and heart-warming! A path that you will want to take; curiosity is followed by a smile when your eyes fall on the pleasant look of the complex. Stones, flowers, vegetation, nature... this is what needs to welcome the owners and curious passers-by. The entrances, in general, blend in with the image of the complex. Well-kept gardens and maintenance of the communal areas through the service charge.

Structure

The structure of the building will be erected on loadbearing walls and the framework will be one-way joists in plywood lacquered or painted, depending on the areas. The roof structure will be built using a framework of one-way beams made of plywood in the style of houses in the Tramuntana Mountain Range.

Roof

Arabic tiles will be laid onto a sloped roof. Finished in traditional Mallorcan-style eaves. Rainwater gutter and downpipe ftted on frontage.

Facades

Every house is unique in terms of the details; both the colour of the shutters and the type of doors, windows and chimneys will be treated in a different way in each home, giving the complex added character, ... a pleasant, welcoming complex. The finish on the facades is applied using traditional Mallorcan techniques, with stonework in limestone with different treatments.

Carpentry

Interior carpentry in natural or painted wood, depending on the different elements. Exterior carpentry in wood. Wooden shutters ftted in colours permitted for homes in Deià. The wardrobes will be lined with melamine and ftted with shelves and a rail.

Flooring

Flooring generally using small fred ceramic tiles in a rustic style. Rustic fnish flooring in bathrooms and toilets. Exposed concrete basement floors.

Finishes

The interior walls will be plastered. In general, the interior vertical fnishes on all floors will be in white smooth latex paint. In the wet areas of kitchens, bathrooms and toilets, fnishes will be in ceramic or natural tiles, combined with painted plastered walls. The internal dividing walls will consist of brick partition walls. The water tanks will be lined with a waterproof fnish.

Artificial stonework

Exterior facades in stone masonry with mortar joints.

Ceilings

Ceilings with beams in varnished or painted plywood in main rooms. False ceiling installed where needed for duct work. The ceilings will be fnished in smooth latex paint.

Installations

• Individual water tank of more than 7 m3.

• Sanitation - plumbing:

Stopcocks will be installed in each wet area. The homes have individual water meters and stopcocks on vertical surfaces. The interior bathrooms will be ventilated naturally using shunt ducts or inner patios.

• Electricity:

The interior installations will be embedded and protected with automatic circuit breakers on a control panel. Centralized installation of satellite TV with the necessary cabling for each home and sockets in bedrooms and living rooms. Intercom with monitor and camera in each home.

• Heating and hot/cold air conditioning:

Underfloor heating system and hi-tech air conditioning with maximum efficiency and minimum noise impact. Simple and modern. Daikin or similar.

Kitchens

Open-plan, adjoining the living room and providing company for whoever is cooking. Direct access to the patio wherever possible, depending on layout. Natural soft colours, beige, grey, sand... but with touches of Mediterranean colour. Kitchen furniture

includes extractor hood, oven, hob and sink. Marble or marble-effect porcelain worktop. Marble or marbleeffect worktop, Neolit or similar.

Lounge-Dining Room

Fireplace to create a warm atmosphere.

Bedrooms

Warm, inviting and spacious bedrooms for relaxing, with dressing area. Access to terraces, where possible, depending on layout.

Bathrooms

Bathrooms with white fxtures, basin with counter top in main bathroom, toilet.

Showers with rainfall-type shower head.

Guest Toilet

All homes will have a guest toilet (except house 20).

Gardens

The gardens will contain a certain element of native vegetation, including rustic-style pergolas as shown on the plans.

Communal areas

Featuring garden areas with all the charm of the traditional streets of Deià. There will also be a community pool.
